Detached, double large country house with exceptional garden and terrace in the municipality of Gedinne, province of Namur. Surrounded by varied landscapes and fast-flowing streams, between Dinant and Bouillon, this is a wonderful place to live.

The old fermette (bj. 1850), renovated in 2009, includes the well-run B&B Des 4 Seigneurs and a generous private home. The four guest rooms can together accommodate ten guests and all have ensuite bathrooms.

Of course, the house is also suitable as a vacation home, but here your dream of starting your own B&B can start right away. The permit was recently renewed; the fire safety certificate and electrical inspection are compliant. In 2023, 18 solar panels were installed, good for about 6,000 kWh per year.

The B&B is in operation and can be taken over completely, including website, ongoing bookings and other items. The B&B includes three double rooms and one quadruple room with two beds on the mezzanine, a breakfast room, lounge with wood stove and jukebox, and entrance hall. The central heating boiler controls two separate circuits for private and B&B. In addition, there is central extraction in the B&B.

The private part has three large bedrooms, including one linen room with storage for bed and bath linen and a bunk bed, a large bathroom and an attic with fixed stairs. On the first floor are the utility room with side exit, washer/dryer, freezer, pantry and a second toilet. The spacious kitchen is fully equipped for providing meals for B&B guests. Adjacent is the spacious living room with doors to the B&B, as well as to the garden and terrace.

Outside, there is a large, fully fenced garden with wooden gazebo and garage for storing bicycles and motorcycles. The parking lot has room for five cars. The central heating room is accessible from outside. There are also provisions for rainwater harvesting, a dog run and a chicken house.
