We are a vacation estate with 6 gites ( or 5 gites and 1 house ) with a well-run restaurant attached. Distance from Utrecht 1085 km .

In 2018 we installed ourselves in Villereal after really falling in love with the place immediately.
We have been running this beautiful vacation estate with a lot of love and pleasure but it is time for something else.

The property has been completely restored preserving old details such as the old wood stoves , cast iron staircases , and bread ovens.
It is move-in ready and will be sold with entire furnishings and a very good occupancy rate (summer 2024 is fully booked)

Description .
Located near Villereal the most lively village in the area. There is a lot to do in the area for young and old. Everything is close by for guests and Bergerac airport is 25 minutes away (Transavia flies Rotterdam – Bergerac all season several flights a week)
The city of Bergerac is 30 minutes, Agen 45 minutes, Bordeaux 1.5 hours away, Toulouse 2 hours from Villereal.
Lot-et-Garonne is the rural France you always hoped existed: medieval villages and sunflower fields, plum orchards, quiet roads and small farms in a gently rolling landscape. The Lot-et-Garonne department, part of the Aquitaine region, is located in southwestern France. Our nearest village is medieval Villeréal with its colorful farmer’s market. Don’t forget the other bastide towns like Monflanquin and Monpazier, and the impressive castle of Chateau de Biron. The famous Dordogne region, with its caves, castles and prehistoric sites, is right next door.

In our luxury boutique apartments we combine authentic 17th-century elements of the original farmhouse with contemporary industrial materials and design. Experience the space created by the way we have arranged the apartments.
Heated pool, private terrace for each boutique apartment with stunning views and seasonal scenery and breathtaking sunsets.
The Boutique apartments consist of 3 apartments for 4 people , 1 apartment for 7p , 1 apartment for 5p , the main house is rentable for 8p .
The boutique apartments are all between 90m2 ( the smallest) and 200m2 (the largest) with a total area of about 1000m2
Each boutique apartment , we call it apartments but they are actually houses, has its own terrace and garden.
The site is 3000m2 where a 5×10 swimming pool is located , driveway and parking for restaurant, parking for the cottages, a huge barn of 300m2 , restaurant of 250m2 , and of course the various boutique apartment buildings.
Outdoor area is a beautiful park , very romantic with several terraces, long tables, beautiful planting , trees, playground for children with trampoline, swings etc.

Clientele : Our guests are international with in high season mainly of Dutch, Belgian and German nationality.

It should go without saying that until the time of sale we will remain fully committed and welcome our guests with all our love and we will determine the acquisition date by mutual agreement together.
