We are selling one of our projects a Hotel / B and B in the town of Hitzelrode in Hesse Germany, 350 km from the Dutch border.
Hitzelrode is located in the middle of the Werra meissner kreis and is also called the Hessische Schweiz (Hessian Switzerland) because it is located at the top of the mountains, directly on a forest where you can walk until you weigh an ounce and also for mountain bikers suitable, in the forest is also the old GDR border and a castle where you can drink good coffee.
We bought the property in 2014 and completely emptied and partially renovated it but due to other projects we did not have time to finish it.
The Land Hessen gives 35 % subsidy on renovating and also modernizing it. This grant can be accompanied by the WFG in Eschwege and costs nothing.( we can help with this)
The werra meissner kreis is bursting with Tourisme in the summer and we ourselves have a restaurant and B and B next to a Dutch campsite.
It has a large kitchen and adjustment room, an owners’ apartment, a large terrace.
A kamin Zimmer ( fireplace room with seating), a bar area with restaurant room.
3 Garages but can be converted to apartments.
8 rooms with bathroom ( toilet and shower and one with bath) and in 4 rooms the bathroom is in the hallway ( a bathroom for 2 rooms but you can also make an apartment of this, so 2 rooms and a bathroom then you have a total of 8 rooms with bathroom and 3 apartments with bathroom.
In all the rooms there is also a connection for making a kitchenette.
The building will be delivered empty and can be finished by mutual agreement.
8 rooms have balconies.
2 garages can also be converted to room with bathroom, water and sewer is already there.

What needs to be done.
. The heating/hot water and solar panels ( fat subsidy here)
. rooms in order ( not much work) oak parquet needs to be repaired in some places ( costs 11 euros the m2.)
. Glazing new (frames are still good) plus minus 50 euros the m2
. Renew skylights upstairs. ( quote is 5000 Euro) ( Do we)
. Renewing balconies ( railings) most of them are already finished and we have new ones ( we are going to do see picture)
: The garden and terrace around the building is weathered, we already emptied it once in 2015 but otherwise did not have time for it.( Has been done)
. Painting work.
. Bathrooms, tiles are now light blue or you have to like it.

In itself a very nice project and we sell it with pain in our hearts but we also have to be realistic and do not have time to finish all the projects.
Talking about realistic, the property costs 185,000 euros, the renovation as I calculated costs 165,000 euros, you get subsidy on this but an own contribution of money is about 300,000 euros.
You don’t get a mortgage in Germany over 100% but if you’re lucky over 60%. ( will be difficult because possession in the Netherlands is not considered).

The stadt Eschwege is close by with all amenities such as hospital, doctors, stores, swimming pool, restaurants etc.
Please only serious inquiries, you have to see the property and its surroundings to get the feeling and we can’t describe that with pictures and videos, you really feel in Austria.
There is a similar property in Eschwege which is rented out as group accommodation and it brings in 5000 euros a week in the summer and is almost fully booked every summer.

In our village ( where we have our restaurant) everything is also fully booked, including the campsite most of the time).
Ps, the 2nd photo is currently of the front, we are in the process of renovating the balconies, we ourselves wanted to have the roof at the front made a little longer so that it has a look of an Austrian chalet.
The property was a Boarding House for 40 years and has all permits.
From a 2010 appraisal by a Gutachter, the property in good condition would have a value of 450,000 euros.
