Dreaming of opening your own B&B in Italy and living la dolce vita?
We are currently looking for someone to purchase our B&B property and business in the village of Polinago, in the northern Italian region of Emilia Romagna.
Polinago is a picturesque village that enjoys all four seasons and sits at 800 metres above sea level in the Apennine Modenese. It is an hour from the provincial capital of Modena and a 90-minute drive from Bologna which has an international airport and national rail hub. Milan is a 3 hour drive and there are several other rail hubs nearby including Emilia Romagna.
In Polinago you will find a kindergarten and junior school, bank, doctors, pharmacy, hairdresser, butcher, small supermarket, bakery, restaurants, a small twice weekly market and two bars. Just a 20-minute drive away is the larger market town of Pavullo nel Frignano with a hospital, emergency helicopter service, numerous major supermarkets, specialty shops, schools and more.
About the B&B:
The property is located at the end of a quiet tree lined street and just a short 8-minute stroll to the centre of Polinago. It consists of two apartments across two floors, each 140 square metres and with their own entry.
Both apartments were completely renovated in 2018 with double-glazed windows and external doors, renewed gas, electrical and plumbing, newly tiled floors, heating in each room, new bathrooms and kitchens as well as solar hot water heating, a slow combustion wood fire in the private apartment.
First floor:
This is what we use as our private accommodation with the layout consisting of:
• Master bedroom with ensuite
• Balcony with access from master bedroom
• Two additional double bedrooms
• 1 Full bathroom with shower
• There is a light filled open plan living dining/kitchen area with French doors opening onto a long balcony.
Second floor:
The second (top) floor is what we mainly operate as the B&B (Affittacamere) and consists of:
• 2 double bedrooms with ensuites
• 1 double bedroom
• 1 bathroom with separate shower and bath
• Open plan living/dining area with a cook top and laundry area.
In addition, each apartment has a separate garage and there is a large private garden with fruit trees (including cherry trees), large flat lawn and patio, outdoor sitting areas and guest parking.
Local Attractions:
The below attractions and activities are just a small sample of things to do for guests staying at the B&B:
• Polinago and its surrounding areas are known for production of top-quality Parmigiano Reggiano cheese and balsamic vinegar, with farms offering private tours and cooking lessons.
• For those who enjoy fresh air and physical activities such as walking, hiking or cycling there many ancient paths and mountain trails.
• 45 minutes from Polinago are the ski fields of Sestola and Abetone (in Tuscany) with over 50 different runs.
• Nearby there are small villages such as Fiumalbo and San Pellegrino in Alpe, both close to the border with Tuscany. There areancient stone bridges, and Celtic (early inhabitants of the area prior to the Romans) huts and an excellent small museum displaying the recently discovered mummies of Roccapelago.
• The Ferrari factory and museum are a 40-minute drive away towards Modena.
• In another nearby town Sassuolo there is a twice weekly market extending over 3 piazzas as well as the recently restored Ducal summer palace of the D’Este family (former rulers of Modena the provincial capital).
