What is it?
This large detached house features a spacious private living area with a 75-square-meter roof terrace (second floor) and two apartments, a studio and a common room with kitchen and storage for rent (second floor). Included in the sale are the transfer of the license, inventory, linen and bedding of the rental units, the website and log-in details of all OTAs. What are the facilities like?
The entire property has its own water supply via a drilled well and the water is suitable as drinking water. Connection to the electricity grid is available, but own electricity is also generated through 10 solar panels. There is a solar water heater with geyser and electric backup and there are two electric water heaters. The entire house is connected to the sewer system, with the exception of the bar which has its own septic tank. Internet is via fiber optic.

Almost all windows have been recently double-glazed. All windows on the second floor have shutters. The apartments and the common area of the B&B are heated with their own pellet stove; the studio has an air conditioner (with heat pump). In the private part there are three air conditioners (with heat pump), a fireplace with built-in cassette in the kitchen, a pellet stove in the sitting room and a wood stove with fans in one of the bedrooms (now used as a gym).

Is there outdoor space?
The total plot is about 3,000 m², of which about 2,200 m² is laid out as a garden and attractive accommodation for guests. The plot is almost flat and completely fenced (safe for young children). There is a swimming pool of about 50 m² which is lockable. The pool was completely renovated in the spring of 2025 (new liner, new skimmers, injectors, new covers for lighting, infinitely adjustable pump and equipped with a salt water system). The pool is heated via solar energy (EPDM mats). New photos will follow once everything is fully completed; the current photos show the old situation.

In the garden there are ornamental trees and many fruit trees. There are several, partly very old, olive trees and some nut trees. A large part of the garden has automatic irrigation and there are several water taps. In front of the house is a lockable parking lot.

The property is a running B&B with valid registration and current bookings, allowing the new owner to generate immediate income. In addition, there is also good income to be had in the post-season with longer rental periods. Moreover, the property has already been rented out several times as group accommodation.

Where is it?
The estate is located on the outskirts of the village of Pinheiro de Côja. 3 km away is the larger village of Côja, a lively village with an authentic atmosphere. There is a school, a river beach, a campsite and several restaurants. There are many beautiful hiking and mountain biking routes in this area.

Tábua is about 10 km away. This is a center municipality with all major amenities such as restaurants, stores, supermarkets, post office, banks, general practice, schools, vocational schools, swimming pool, library and a weekly market. A larger city like Coimbra is about 65 km away.
