Something that can no longer be built
In the centre of Câmpulung Muscel, a historic town in the Carpathian foothills of Romania, two fully restored heritage villas occupy a corner plot with access from two streets. The ensemble operates today as an events venue and guest accommodation.
The main building, completed in 1912, is a protected historic monument. Its Neo-Romanian architecture speaks for itself from the street: an arcaded loggia on slender columns, trilobed arches, a moulded decorative frieze, a stone plinth and a tall shingled tower. These are details that require
craftsmen who are hard to find today, and permits for new construction in this style are no longer issued. Rebuilding this from scratch, were it legally possible, would cost considerably more than the asking price.
This is not a renovation project. The work is done.
A complete restoration, not a cosmetic one
The monument building was fully restored in 2014, including structural consolidation, a completely rebuilt roof, and entirely new electrical, plumbing and heating systems. Original features were preserved and recovered: herringbone parquet, arched window surrounds, cornices and plaster
mouldings, and joinery.
The second building, an early 1920s villa of local historic significance, was fully restored in 2020, again including structure and roof. It has arcaded loggias on both floors, with balconies facing the mountains.
No investment required. It can be operated from day one.
What the ensemble comprises
Negru Vodă building — listed historic monument, class B, 1912, restored 2014 928 sqm across three floors, on its own 1,076 sqm plot with 690 sqm of open ground.
Lower ground floor, 372 sqm: fully equipped professional kitchen, three vaulted cellar rooms fitted out for dining, terrace bar, food and tableware
stores, cold storage, wash-up areas, staff changing rooms and washrooms, separate guest washrooms
Ground floor, 287 sqm: four interconnecting dining rooms with 3.50 m ceilings, arched windows and original parquet; bar; service pantry; wash-up;
separate ladies’ and gentlemen’s washrooms; covered porch with independent entrance
Attic floor, 270 sqm: four guest units, two of which are suites with their own sitting room, each unit with a private bathroom
Negulici building — 1920s heritage villa, restored 2020
192 sqm across ground, first and attic floors, on its own 153 sqm plot with separate street access. Five guest rooms, each with a private bathroom, a service pantry on each floor, and balconies set under arcades with mountain views.
Grounds
690 sqm laid out as garden and summer terrace, with a timber pergola, decorative lighting, mature planting and paving, seating 120 in season.
Seven private parking spaces within the grounds, plus seven spaces directly in front of the property on land leased from the town council at 600 lei per year (approximately €120), under a lease transferable to the new owner. Fourteen parking spaces in total, in a town centre location.
Technical
A 23 kW photovoltaic system is installed, with registered prosumer status, covering a significant share of the consumption of a property with a professional kitchen, air conditioning and cold storage. Separate utility meters for the two buildings. Separate land registry titles, allowing the buildings to be acquired together or individually.
Capacity that has no local equivalent
More than 100 covers indoors, across four dining rooms and the vaulted cellars. A further 120 on the summer terrace. Nine guest rooms — five doubles, one single and three apartments sleeping up to four.
A wedding, a christening, a corporate event or a retreat can be held here in full, with dining, accommodation and parking on the same site, in an authentic setting in the town centre. It is the only configuration of its kind in Câmpulung.
Trading history
The property operates under current licences and has been listed on Booking.com since 2017, holding a guest rating between 9.1 and 9.2 throughout those nine years.
Accommodation revenue:
YEAR ACCOMMODATION REVENUE (RON) APPROX. EUR
2022 336,000 67,000
2023 449,400 90,000
2024 410,000 82,000
2025 315,000 63,000
2026, to 3 September 161,750 32,000
Total turnover in 2025, including the restaurant: 595,000 RON. Average room rate 270 RON per night including breakfast.
These figures are presented in full, weaker years included, because any serious buyer will verify them and because they show something important:
with the same nine rooms and no additional investment, the property generated 43% more revenue in 2023 than it does today, at roughly 50% occupancy. The capacity is not an optimistic projection; it is a result already achieved.
The decline over the past two years has identifiable operational causes, which I am happy to discuss openly. The Romanian tourism market was broadly stable over the same period, so general market conditions do not account for the difference.
For a buyer who operates actively, this is an opportunity rather than a risk: returning to the level demonstrated in 2023 requires management, not capital.
Full financial information, broken down between accommodation and restaurant, together with access to Booking.com extranet data, is made available during due diligence.
Room to grow
The events side — four dining rooms, vaulted cellars, a 120-seat terrace, 690 sqm of grounds and fourteen parking spaces — is what the ensemble was effectively built for, and it is currently underexploited. Weddings, christenings and corporate events carry the highest margins in a venue of this type and require no further investment in the buildings.
Alternative uses
Corporate headquarters, private clinic, private school, cultural centre, or conversion back to a family residence.
Location
Câmpulung Muscel is one of Romania’s oldest towns, in Argeș county at the foot of the Southern Carpathians, roughly two and a half hours from Bucharest and within easy reach of the Bran, Rucăr and Moieciu tourist area. Romania is an EU member state; there are no restrictions on EU citizens
or companies acquiring built property.
The buildings may also be acquired separately: €750,000 for the Negru Vodă building, €250,000 for the Negulici building.
Sold directly by the owner. No agency commissio
