Turnkey B&B in the Soča Valley, Slovenia
Details
Our property is located on a sunny southern flank of the Julian Alps in the Soča Valley, on the edge of the Triglav National Park and just a 20-minute drive from Tolmin.
The house has three guest rooms, with the possibility of adding a fourth room. The furnishings are simple but functional. The house was completely renovated between 2011 and 2015. A new wastewater treatment system was also installed in 2020. The facade is still in its original state, which adds to the rustic look.
The plot of 1.3 hectares includes the house with a basement room, a large garden, a vegetable garden, a kiwi gola and an adjacent forest. Next to the house is a barn with a spacious terrace, a workshop of 55 m² equipped with tools, a bathroom and a rainwater tank of 5 m³. This barn can easily be converted into a residential unit. Also on the property is an authentic Slovenian hay barn (Kozolec) from 1892, which is still functional. The garden is a carefully maintained “wild” garden with a natural look and many old and new fruit trees, including pear, apple, quince, cherry, plum, walnut, fig and various berry bushes. In addition, there is a large fenced vegetable garden with water supply. The property has four terraces: next to the house, on the roof of the barn, under the kiwi gola and under the fig tree near the hay barn.
The B&B ran well until 2025. In addition, the property offers the opportunity to rent through platforms such as Airbnb or Booking.com. The house is being sold fully furnished, including all appliances. This makes the property move-in ready and immediately suitable for both private residence and continued B&B. The property is ideally suited for people who work from home and want to make a side income in the summer with B&B activities.
The house has its own pure spring water. The central heating works through a modern ecological wood gasifier, while there is underfloor heating in the kitchen. Heating, electricity and living costs are considerably lower than in Belgium or in the Netherlands.
The climate in the Primorska region is pleasant. The house is located very quietly in the hills and is accessible via a paved road. Yet the location is central enough for day trips to Bohinj, Bled, the Slovenian coast, Venice and Ljubljana, among others. The national park and mountains are a 30-minute drive away. The nearest train station is an hour’s walk away.
The region is popular and has been attracting more and more visitors over the past decade, both for nature tourism and outdoor activities. The area offers not only beautiful views, but also numerous opportunities for hiking, biking and other outdoor sports.
Slovenia is centrally located in Europe, part of the EU, the Schengen zone and the euro zone, politically stable and socially peaceful. This makes it an ideal country to settle in. The house will remain occupied until the sale and the garden will remain well maintained. The asking price as mentioned is 545,000€. Any price negotiations will take place only after a viewing.
