Old traditional Canarian house recently restored and converted into 3 spacious vacation homes located in the heart of the extraordinary Doramas Rural Park, a place of high scenic and natural value, free from urban speculation and future constructions in the area. The house and associated land form an estate of 1784 m2 (1449 m2 of rustic land and 335 m2 of urban land). The complex has been sold since 2013 under the name Finca La Alpispa and is located in the municipality of Valleseco, in the central-northern part of the island of Gran Canaria, Canary Islands, Spain. The island receives 4.3 million tourists per year (2023 data) Finca La Alpispa is part of the tourist sector of vacation homes in a rural environment, which receives a large number of visitors attracted by its excellent climate, without winter temperatures (average annual temperature between 18 and 25 º C), by the local gastronomy or by the extensive network of hiking trails and natural and rural parks (40% of the island territory is protected and has 33 areas of high protection, of which the house is one) in which, among other things, hiking, cycling and nature sports can be practiced.
Our clientele is varied, with international tourists and local visitors during the island’s two well-defined seasons. The high season in the Canary Islands runs from October to April, and the low season between April and October, although this season is full with both local and foreign visitors. The average rating on Booking and Tripadvisor is 9/10 after eleven years of service. The company has a website and a proven digital reputation. There is an abundance of local clients booking stays directly. The property has been licensed as a tourist accommodation since 2015, generating high and very attractive returns (figures on request). Within the estate there is space to park up to five cars covered, with the rustic plot, annexed to the urban plot, available as a recreational area for the La Alpispa house (located on levels 0 and 1). The leisure facilities include an above-ground swimming pool of 9.75×4.88 meters, gazebo of 4×3 meters with a hot tub for 2 people and a relaxation area, wooden gazebo for children up to 8 years (2.20×2.80 m) located at a height of 2.20 m next to an old pear tree, large area with picnic table, swings, solarium, garden furniture, natural grass, flower beds, fountain and fruit trees. The rest of the rustic property has an automated drip and sprinkler system and is divided into a flat cultivation area of 200 m2 and fruit trees avocado (1), plum (2), lemon (2), apple (1), pear (3), peach (2), tangerine (3), quince (1), mulberry (1), morel (1). It also has a 3×1 m chicken coop, a 75 m3 rainwater cistern connected to the irrigation network, two dragon trees (40 years old) and a network of 15 light points with mood lighting. The rustic estate has three technical rooms at the foot of the land, equipped with garden and pool machinery and all kinds of tools (included in the sale). There is also a water tank with a capacity of 20 m3 that supplies the entire house.
